A Comprehensive Process
Since 2017 we have evolved a process for producing SDA housing reports which make section-by-section reference to the relevant legislative provisions.
The information which populates our reports is a combination of your informed thoughts and instructions along with evidence from clinicians about your functioning and needs and these two sources combine to address the legislation comprehensively.

1622 Applications and Counting
We have done this 1622 times. We have very extensive helpful data to assist the NDIA in its obligation to be consistent in decision making.
We apply an Actuarial approach to producing financial modelling to demonstrate to the NDIA case by case that SDA can bring with it excellent value for money outcomes for the NDIS as well as fantastic SDA outcomes for eligible participants.

If you are currently working with an OT or have an OT in mind to support your application, as a part of our Housing Report Service, we will work with them and share our SDA OT Guide to assist them to address the NDIA SDA eligibility criteria.

Value for Money is of very high relevance to NDIA decision making and it occurs very frequently that NDIA SDA decisions state that the support sought is simply “not value for money”, full stop.
Value for Money
We have responded to this trend and adopted a forensic approach to addressing the issue by appointing Maths & Economics and Actuarial Science professionals who have produced a highly detailed 20 year financial model for presentation to the NDIA focusing upon this topic.
Not surprising, in the overwhelming majority of cases SDA together with other supports represents very clear Value for Money when the issue is considered closely by our 20 year financial modelling.
From this detailed financial model, a stand-alone conclusion summary is produced and submitted to the NDIS to form a part of an initial SDA application, a s100/s48 review of a reviewable decision, or as evidence to support an AAT application, having a positive impact on the submission.

Upon receiving an SDA application outcome from NDIA, you may consider that the outcome is not aligned with your housing desires, or that the outcome received is a rejection.

Please rest assured that these decisions are reviewable and there are steps that can be taken to have the decision reconsidered.
SDA Services has a dedicated team of SDA Review Consultants who, through a process of continual learning, critically analyses the original SDA application and outcome to determine the arguments which may be forwarded at review to maximise the likelihood of a positive outcome.

If you are unhappy with the outcome of your s100 review, there are up to 28 days to make an application to the Administrative Appeals Tribunal (AAT) to request the Tribunal undertake its external review process.

Whilst we're subject to some constraints around the extent that we can assist you in the AAT process we’re experienced in supporting people to understand what needs to happen next. In-house SDA Focused Occupational Therapy (OT) Reports
The OT report is an integral component to the SDA application and in our experience, at times when an OT is inexperienced with SDA, it can compromise outcomes.
Our OT’s
SDA Services has a small team of OTs well-versed in SDA. Keeping this service ‘in-house’ streamlines the application process creating a more succinct experience for participants, their families and supports. These team members also support where needed other external OT’s who are engaged with our participants.

Anyone can be a Housing Provider, including participants, however there is a process involved, including applying to become registered, adopting policy and procedure manuals, appointing an auditor and undergoing an initial audit.
SDA Services is a registered Housing Provider and can provide this service for an annual fee. The annual fee covers initial and ongoing roles and responsibilities, including but not limited to:
Housing Provider Services
Regime of inspections
Ensuring the property remains fit for purpose
Maintaining level of compliance
Annual electrical/circuit and appliance inspections
Bi-annual fire inspections
Administration obligations including:
Claiming the SDA funding each month
Annual attestation
Incident reporting
General keeping of records
